The Kavanagh Building (Spanish: Edificio Kavanagh) is a residential skyscraper designed in 1934 by architects Gregorio Sánchez, Ernesto Lagos, and Luis María de la Torre. It is a modernist structure that lacks external ornamentation.
When inaugurated in 1936, the Kavanagh was the tallest building in Latin America, surpassing the Palacio Salvo built in Montevideo, Uruguay, and the tallest building in the world with a reinforced concrete structure.
The Upper-floor apartments have terrace gardens with views of the river, parks, and the city. They were commissioned in 1934 by Corina Kavanagh, a millionaire of Irish descent who sold two ranches at the age of 39 to pay for her own skyscraper.
Corina Kavanagh lived there for many years in an apartment occupying the entire 14th floor. There is a legend that says that the size of the building was designed as revenge:
Kavanagh, who was from a wealthy but not aristocratic family, fell in love with the son of the wealthy and aristocratic Anchorena family. The Anchorena’s, who lived in a palace on the other side of Plaza San Martín today known as the San Martín Palace and had built a church they could see from their palace, disapproved of the engagement.
In revenge, Kavanagh had her building built to block the Anchorena family's view of their church.

Un capolavoro dello stile deco, simbolo della città, questo edificio dalla storia curiosa si imprime nello skyline di BA, specie per chi arriva con il treno tramite la stazione del Retiro.

Cruzando la Plaza San Martìn detuve mi marcha para alzar la vista hacia el icònico edificio "Kavanagh", ubicado en un terreno en esquina comprendido por las calles Florida, San Martìn y el pasaje Corina Kavanagh del porteño barrio de Retiro (CABA). Se trata de una torre de departamentos de arquitectura moderna y estilo racionalista, cuya construciòn fue promovida por Corina Kavanagh con los trabajos conjuntos de la empresa constructora del ingeniero Rodolfo Cervini y de los arquitectos Sànchez, Lagos y de la Torre. Su forma de proa de barco, 120 metros de altura, 30 pisos escalonados y fachadas de lìneas verticales y desprovistas de ornamentaciòn, constituyen sus lineamientos estèticos. Fue inaugurada a principios del año 1936 y en su momento fue el rascacielos de hormigòn armado màs alto de Sudamèrica y el primer edificio para viviendas de Buenos Aires que contò con equipo de aire acondicionado y sistema de calefacciòn central por calderas. Por decisiòn de la Unesco, desde el año 1999 integra el Patrimonio Mundial de la Arquitectura de la Modernidad, mismo año en que fue declarado Monumento Històrico Nacional. Y aunque no es el màs atractivo y haya perdido el podio, esta edificaciòn resulta un referente para los amantes de la arquitectura.

Cuando se finalizó en 1935 era el edificio más alto de Sudámercia gracias a sus 120 metros de altura. Construido en art-decó hay una curiosa historia sobre los motivos que llevaron a la irlandesa Corina Kavanagh a su construcción.

Este edificio fue por muchos años la construccion de mayor altura para vivienda en la ciudad de Buenos Airesa y tambien fue considerado como una construccion moderna en su epoca, hoy de todas formas sigue siendo un llamativo edificio aunque con poco glamour

Modern high-rise buildings all too often are utilitarian big boxes engineered for commercial or residential space, with little or no attempt at architectural beauty. There are exceptions (K.L.’s Petronas Towers, Singapore’s Marina Bay Sands, etc.), but most modern high-rises run the gauntlet from pedestrian to pug-ugly. The Edificio Kavanagh, however, combines state-of-the-(1930s)-art engineering with notable artistic vision. The engineers created a technological triumph: the tallest building in Latin America, with innovative reinforced concrete, and conveniences that included central air conditioning and a dozen elevators. And the architects made it a thing of real beauty, with stunning curves, indentations, and layers. Some folks, never happy unless they can define something unique, call the architectural style Internationalism, or Modernism or maybe Art Deco. Why pigeon-hole it? It’s a unique architectural masterpiece!
As for the Kavanagh’s height: it sure is tall, but that shouldn’t impress us. The current world’s-tallest-building is 828 meters high, and sooner or later—probably sooner—someone will break the 1 kilometer barrier. But most of the modern skyscrapers taller than the Kavanagh are either Plain-Janes by comparison, or ostentatiously glitzy a la Vegas and Macau. The Kavanagh is a serenely beautiful architectural work, and a real part of Argentina’s cultural heritage.
The Kavanagh is directly across from the Plaza General San Martin. But to really appreciate it, I recommend you view it from the SW corner of San Martin and the Av. del Libertador, (just east-nor’east of the Monument to the Fallen in Malvinas). Look at the Edificio Kavanagh. Then look at the remarkably ugly hotel on the opposite side of the intersection (I’ll refrain from mentioning its name) and the box-like modern high-rises with reflective windows beyond it. Then look back at the Kavanagh. It’s like comparing a Cellini chalice to a tin cup: they both hold water, but one’s a stupendous artistic work, and the other is, well, let’s say functional, at best. By the way: from the same corner, you also get a splendid view of another tall structure, the 1916 Torre Monumental. Mind you, the view I recommended is probably only the 2nd best Kavanagh Building view. The best one would be from one of the apartments at the top of the Kavanagh, looking down at us looking up.
p.s. The visionary who commissioned the building was Corina Kavanagh, which is why the street’s named after her. The Basilica Santisimo Sacramento, just east of the Kavanagh, was also commissioned by a woman.

When built in 1936, it was the tallest building on the South American continent at roughly 400’/120m high. Art Deco in design, it was a residential structure. You can get good views of it from the area near the San Martin statue. On clear days, Montevideo can be seen across the Rio de la Plata. Its design looks a little awkward in the 21st c.

No, el edificio no ofrece visitas para turistas. No tiene en su cima ningún mirador ni observatorio. Ninguno de nuestros rascacielos lo tiene.
